Challenge: The design/build contractor had not paid subcontractors, refused to perform warranty work, and was threatening to file bankruptcy.
Services provided: Negotiated an agreement between the Owner and contractor and managed the process to complete the warranty work, provide lien waivers, and finalize payment.
Realtor Association of West/South Suburban Chicagoland, 24,000sf Office Building
Challenge: The new Owner planned to renovate the recently purchased building for their use and discovered structural issues during the design phase.
Services provided: Brought in a structural engineer to assess the problems and design solutions, then managed the structural remediation work and the buildout design and construction work.
16,000sf Single Family Residential Project in Build-out Phase
Challenge: A large lien had been filed on the property, the lender had stopped making payment and the general contractor ceased work.
Services provided: Managed the general contractor through the completion of the construction, negotiation of change orders, and close-out of the project.
Pool House and Tunnel addition to Single Family Residence
Challenge: The waterproofing system applied by the Design/Builder to a newly-constructed underground tunnel failed, causing leaking and damage to the finishes.
Services provided: Brought in a consulting engineer to assess the causes and design solutions, then managed the installation of the replacement waterproofing and drainage system work and the construction of the pool house addition.

Waterford Trails Apartments – Owner’s Representative for the due diligence process of a 600 unit multifamily development on 40 acres. The development required FAA review, a master development agreement with adjacent landowners, and gas pipeline infrastructure coordination.
